The township, town by town
Centre Wellington covers about 407 square kilometres — Elora, Fergus, Salem, Belwood, Aboyne, Ennotville, Inverhaugh and a long list of hamlets — plus Grand Valley, half an hour up the same river in Dufferin County. None of them price alike.
Elora
Century limestone, the Elora Mill, a main street you can do on foot, and the highest emotional premium in the township. Small lots, big charm, real competition for anything walkable.
The river town
Fergus
The larger of the two, with the widest range of housing in Centre Wellington — 1870s stone on the north side, post-war bungalows in the middle, new subdivisions to the south.
Hamlets
Salem & Belwood
Salem is a short walk above Elora and trades a street address for a quieter one. Belwood puts you on Belwood Lake, which is its own kind of buyer.
The county roads
Rural Centre Wellington
Aboyne, Ennotville, Inverhaugh, Alma and everything on a sideroad. Acreage, wells, septic, and a different inspection list entirely.
Dufferin County
Grand Valley
Thirty minutes up the Grand and over the county line. A different municipality with a different tax rate, a marsh full of birds, and the fastest growth in the area.
Why the distinction matters
Centre Wellington was created in 1999 by amalgamating Fergus, Elora and the townships of Nichol, Pilkington, West Garafraxa and part of Eramosa. That history is still visible in how the market behaves: two village cores with completely different characters, a ring of hamlets, and a large rural area where servicing, not square footage, drives value.
Grand Valley is the exception on this list: it sits in Dufferin County rather than Wellington, which means a different council, a different tax rate and a different building department. It is on here because it is thirty minutes up the same river and a real option for buyers who like what Centre Wellington offers but want more land for the money.
A $700,000 budget buys a different life in each of them. In Elora it might be a narrow century home a short walk from the gorge. In Fergus it could be considerably more square footage on a wider lot. Out on a sideroad it might be an acre, a drilled well and a longer commute. None of those is the right answer until we have talked about how you actually spend a Tuesday.
