Centre Wellington, town by town

The township covers about 407 square kilometres and includes Elora, Fergus, Salem, Belwood, Aboyne, Ennotville, Inverhaugh and a long list of hamlets. They do not price alike.

Why the distinction matters

Centre Wellington was created in 1999 by amalgamating Fergus, Elora and the townships of Nichol, Pilkington, West Garafraxa and part of Eramosa. That history is still visible in how the market behaves: two village cores with completely different characters, a ring of hamlets, and a large rural area where servicing, not square footage, drives value.

A $700,000 budget buys a different life in each of them. In Elora it might be a narrow century home a short walk from the gorge. In Fergus it could be considerably more square footage on a wider lot. Out on a sideroad it might be an acre, a drilled well and a longer commute. None of those is the right answer until we have talked about how you actually spend a Tuesday.
