The quieter option beside Elora, and the one with a lake.
Two small places that solve two different problems: Salem, if you want Elora without Elora's prices, and Belwood, if you want water.
Salem
Salem sits immediately north of Elora, close enough that the boundary is largely a technicality on a map. It is a hamlet with a mixture of older village houses and newer builds, generally on larger lots than you find in Elora's core, and it shares the same schools, the same drive times and much of the same character — often without the same premium. For buyers who love Elora and cannot make the numbers work on a walkable street, Salem is usually the first place I take them.
Belwood
Belwood is a small residential community northeast of Fergus, best known for Belwood Lake — the reservoir behind the Shand Dam, managed by the Grand River Conservation Authority. Housing runs from historic stone to modest bungalows to lakefront and lake-adjacent property, and the buyer profile shifts accordingly: people who came for the water tend to stay for it.
What is different here
Servicing. Depending on the property you may be on a private well, a septic system, or both, and that changes the inspection list, the insurance conversation and sometimes the mortgage. Waterfront and water-access property carries its own set of questions — shoreline regulation, flood mapping, conservation authority permits for anything you want to build near the water, and seasonal road maintenance. None of it is a reason to avoid the area. All of it is a reason to have the right conditions in your offer.
