Whether you are looking for a place or filling one, this is decided by preparation and screening.

Rentals in Centre Wellington move fast, often quietly, and frequently never reach a public listing at all. That cuts both ways depending on which side of the lease you are on.

If you are looking for a place

Have your package ready before you find the listing, not after: identification, proof of income or an employment letter, references, and a credit report you have pulled yourself. In a market where a good unit gets a dozen enquiries in a day, the applicant who can send everything within the hour usually wins it.

Know your protections too. Ontario's standard lease is mandatory for most residential tenancies, deposits are limited to first and last month's rent, and a landlord cannot demand post-dated cheques or automatic payments as a condition of renting to you. If something in a lease looks unusual, send it to me before you sign it.

If you are filling a unit

Screening is the whole job. The cost of one bad tenancy in Ontario — months of lost rent plus a Landlord and Tenant Board timeline that is measured in seasons, not weeks — dwarfs whatever you would have spent doing this carefully. I will handle the listing, the showings, the applications and the reference calls, and give you a short list with the reasoning attached.

Questions people ask

How much deposit can a landlord ask for in Ontario?

First and last month's rent, and a key deposit limited to the replacement cost of the keys. A damage deposit is not permitted for most residential tenancies in Ontario, and neither is a demand for a large block of prepaid rent.

Do I have to use the standard lease?

For most private residential tenancies in Ontario, yes — the government's standard lease form is required. Additional terms can be attached, but they cannot override the Residential Tenancies Act, and a term that tries to is unenforceable even if you signed it.

Can a landlord refuse tenants with pets?

A no-pet clause in a residential lease in Ontario is generally void once the tenancy is in place. Before the lease is signed, a landlord can factor it into who they select, which is why pets are worth raising up front rather than after.

Is there a fee for tenants?

Arrangements vary by brokerage and by property. In most cases the landlord's side covers the leasing commission. Whatever the arrangement is on a given property, you will hear it from me before you spend an evening at a showing.

Can you help me find a rental if I plan to buy later?

That is a common path here, and worth planning as one project rather than two. Lease terms, notice periods and the timing of a purchase closing interact more than people expect — getting the lease end date right can save you a month of double housing costs.
